I signed and "offer to purchase", the offer was a generic one drawn up by the builder, I dealt with a Realtor, who's responsibility is it to be sure the contract includes everything we talked about. is it the Realtors or builders responsibility?

I agree with you. Toronto home prices are extremely high and is absolutely ridiculous to buy a house at anything more than half a million dollars. I use the same logic you do when calculating the cost of living and paying for expenses. Therefore, the only best way is to either downsize to a condo or rent and hope the correction will take hold in the near future. I am a family of three with one child and live in a 2 bedroom condo (newly built when we bought it in 2005) and only 15 km away from King and Bay. (I bike to work to King and Bay when is nice weather) I will be mortgage free before both my wife and I reach 40 yrs old, and that is the way to do it. Live within your means and not dream like everyone else who has to live with detached house with a picket fence. One person needs approx. 300 sq ft. of space to feel comfortable... so we have 960 sq ft. In fact, condo living has grown on us and we love having maintenance work done by others and having a gym and party room solves the space issue. THink outSide the BOX!

you can live in the suburbs of NYC for much less... housing in toronto suburbs.. and almost all of Canada is much more expensive in the USA.
